COMMERCIAL / SCHEDULED SERVICE AGREEMENT

Two-visit Option:
We service in the springtime for a "cooling tune up," and again in the fall for a "heating tune up." This gets us on site every six months for service.

Four-visit Option:
We service on both the "cooling and heating" services, and again in mid-summer and mid-winter for a filter service. This gets us on site every three months.

Six-visit Option:
We service on both the "cooling and heating" services, and again four additional times for filter service. This gets us on site every two months.

Heating Tune Up: (Plus 2-inch Filters)      
*Verify flue pipe is clear *Check safety controls *Clean burners/orifices *Clean pilot burner
*Check belt/set tension *Clean/check thermostat *Replace one inch air filter *Lubricate bearings
*Clear drain line and trap *Clean flame rod *Verify proper operation *Verify no gas leaks

Cooling Tune Up: (Plus 2-inch Filters)      
*Check refrigerant charge *Clean/check thermostat *Clean outdoor coil *Clean condensate drain
*Check voltage/amps *Check temperatures *Lubricate bearings *Check belt/set tension
*Verify proper operation *Replace one inch air filter *Tighten electrical connections  

Mid-Season Service: (Plus 2-inch Filters)  
*Replace all air filters *Check for proper operation *Check thermostat operation & clean
